SFI UNIVERSAL PTE LTD is a Singapore based Company, established in August 2017 by Mr. Michael Puzzolante, Chairman of the Board, and specialized in the Funding, Design, Build, Operation and Maintenance of SDG Smart Cities, worldwide, which implement the 17 Sustainable Development Goals (SDGs), issued by the United Nations in 2015 and ratified by 193 Sovereign Nations, in an integrated, indivisible and all-inclusive manner, in order to balance the three Pillars of Sustainable Development - Economics, Social and Environment.

SDG SMART CITY ESWATINI
1- PROPOSED LOCATION
SFI UNIVERSAL PTE LTD is proposing to Fund, Design, Build, Operate and Maintain the SGD SMART CITY ESWATINI (“SSCE”) on a 7,000 Hectares land located around the King Mswati III International Airport, which will accommodate 500,000 Citizens and 3,000,000 Tourists per year, and will create 250,000 Permanent Jobs.
2- CONCEPT ZONING PLAN
The SDG SMART CITY ESWATINI (“SSCE”) will be fragmented into 15 Districts, as follows:
A- GOVERNMENT DISTRICT 83 HECTARES
B- EDUCATION DISTRICT 260 HECTARES
C- FINANCIAL DISTRICT 260 HECTARES
D- BUSINESS DISTRICT 270 HECTARES
E- HEALTHCARE DISTRICT 310 HECTARES
F- RESIDENTIAL DISTRICT 1270 HECTARES
G- AFFORDABLE HOUSING DISTRICT 1270 HECTARES
H- INTERNATIONAL AIRPORT DISTRICT 410 HECTARES
I- MANUFACTURING DISTRICT 409 HECTARES

3- IMPLEMENTATION OF THE 17 SDGs
SFI UNIVERSAL PTE LTD (“SFI”) will develop the SDG SMART CITY ESWATINI (“SSCE”), in the following sequence:
1- SFI shall be officially appointed by the KINGDOM OF ESWATINI as the Developer of the SSCE and SFI shall Fund, Design, Build, Operate and Maintain the SSCE, which will be composed of 15 Districts, including the integration of the 17 SDGs in an indivisible and all-inclusive manner as per the Constitution of the SSCE.
2- SFI shall establish the GOVERNMENT DISTRICT, based on the Constitution of the SSCE and a proper Government Organizing Structure, and shall appoint the adequate Staff Members for each Position, as per the Constitution of the SSCE and SDG 16 (Promote Peaceful and Inclusive Societies for Sustainable Development, Provide Access to Justice to All and Build Effective, Accountable and Inclusive Institution at all Levels).
3- SFI shall establish the RESIDENTIAL DISTRICT, AFFORDABE HOUSING DISTRICT and TOURIST DISTRICT, which will accommodate all Citizens and Tourists of the SSCE, as per the Constitution of the SSCE and SDG 11 (Make Cities and Human Settlements Inclusive, Safe, Resilient and Sustainable).
4- SFI shall establish the BUSINESS DISTRICT, including several Staffing Agencies, in order to select, recruit and train the Citizens of the SSCE and provide them with Permanent Jobs in all sectors of the industry as per the Constitution of the SSCE and SDG 1 (End of Poverty in all its forms).
5- SFI shall establish the EDUCATION DISTRICT, including several Education Facilities, which will deliver Bachelor, Master and Doctorate Degrees, and Professional Internships in all sectors of the industry as per the Constitution of the SSCE and SDG 4 (Ensure Inclusive and Equitable Quality Education and Promote Lifelong Learning Opportunities for all).
6- SFI shall ensure access to Education and Employment to all Citizens of the SSCE, male and female, as per the Constitution of the SSCE and SDG 5 (Achieve Gender Equality and Empower all Women and Girls).
7- SFI shall establish the MANUFACTURING DISTRICT, GOLD REFINERY DISTRICT and FINANCIAL DISTRICT, which will ensure the Economic Growth of the SSCE via the Production of those Valuable Goods and Services that are in High Demand, such as, Gold Bullions, Solar Panels, Hydrogen Fuel Powered Vehicles, Electronic Devices, Food & Beverage, etc. as per the Constitution of the SSCE and SDG 8 (Promote Sustained, Inclusive and Sustainable Economic Growth, Full and Productive Employment and Decent Work for all).
8- SFI shall establish the INDUSTRIAL DISTRICT and INTERNATIONAL AIRPORT DISTRICT, including several facilities for Research and Development, Design, Engineering, Production of Industrial Products, Storage and Shipping of Goods by Air Cargo, etc. as per the Constitution of the SSCE and SDG 9 (Build Resilient Infrastructure, Promote Inclusive and Sustainable Industrialization and Foster Innovation).
9- SFI shall establish the SUSTAINABLE AGRICULTURE DISTRICT, which will develop Vertical Agriculture, Food Storage managed via Internet of Things and Food Supply to all the Super Markets of the SSCE as per the Constitution of the SSCE and SDG 2 (End Hunger, Achieve Food Security, Improve Nutrition and Promote Sustainable Agriculture).
10- SFI shall establish the SUSTAINABLE AQUACULTURE DISTRICT, including the Production of Sea Food and Fishery to be sold in all Super Markets, as per the Constitution of the SSCE and SDG 14 (Conserve and Sustainably Use the Oceans, Seas and Marine Resources for Sustainable Development).
11- SFI shall establish the UTILITIES DISTRICT, which will ensure the Production of Clean Drinkable Water and the management of Wastewater, including Reverse Osmosis Recycling Systems as per the Constitution of the SSCE and SDG 6 (Ensure Availability and Sustainable Management of Water and Sanitation for all).
12- SFI shall develop the Production of Affordable and Clean Energy via the establishment of Waste to Energy Power Plants and Hydrogen Fuel Production Facilities that will produce Clean Hydrogen Fuel as per the Constitution of the SSCE and SDG 7 (Ensure Access to Affordable, Reliable, Sustainable and Modern Energy for all).
13- SFI shall ensure that all the Municipal Solid Waste generated by the Citizens of the SSCE and Tourists will be collected and used as a Combustible for the Waste to Energy Power Plants that will produce Affordable and Clean Electricity, and Hydrogen Fuel, as per the Constitution of the SSCE and SDG 12 (Ensure Sustainable Consumption and Production Patterns).
14- SFI shall implement an All Clean and Affordable Energy Policy, including the exclusive use of Waste to Energy Power Plants to Produce Clean Electricity and Hydrogen Fuel, and the exclusive use of Electric or Hydrogen Fuel Powered Vehicles, as per the Constitution of the SSCE and SDG 13 (Take Urgent Action to Combat Climate Change and its Impacts).
15- SFI shall develop several Green Parks in the SSCE, including the plantation and maintenance of trees and plants and flowers, as per the Constitution of the SSCE and SDG 15 (Protect, Restore and Promote Sustainable use of Terrestrial Ecosystems, Sustainably Manage Forests, Combat Desertification, and Halt and Reverse Land Degradation and Halt Biodiversity Loss).
16- SFI shall establish the HEALTHCARE DISTRICT, which will provide Healthcare Services and Remote Management via Internet Applications, to all Citizens of the SSCE and Tourists, as per the Constitution of the SSCE and SDG 3 (Ensure Healthy Lives and Promote Well Being for all at all ages).
17- SFI shall ensure a Progressive and Sustainable Personal Income Growth for all Residents of the SSCE by widely Marketing and Promoting the Goods and Services produced by the SSCE as per the Constitution of the SSCE and SDG 10 (Reduce Inequality Within and Among Countries).
18- SFI shall Promote and Market worldwide the successful implementation of the 17 SDGs in the SSCE, in an integrated, indivisible and all-inclusive manner, in order to balance the three Pillars of Sustainable Development - Economics, Social and Environment, as per the Constitution of the SSCE and SDG 17 (Strengthen the means of implementation and revitalize the Global Partnership for Sustainable Development).
4- SDG SMART CITY ESWATINI - GOVERNMENT ORGANIZING STRUCTURE
The Government Organizing Structure of the SDG SMART CITY ESWATINI shall include the following Positions:
a) 1 x Chairman of the Board
b) 1 x Chief Executive Officer
c) 1 x Deputy Chief Executive Officer
d) 1 x Director of Legal Affairs
e) 1 x Director of Administration
f) 1 x Director of Organization
g) 1 x Director of Expansion
h) 9 x Secretaries
i) 27 x In Charges
j) 270 x Employees (Minimum)
5- CONCEPT DESIGN AND BASIC FINANCIAL MODELLING
a) The KINGDOM OF ESWATINI shall remain the owner of the 7,000 Hectares land that will be used for the development of the SDG SMART CITY ESWATINI.
b) The KINGDOM OF ESWATINI will generate its income from the lease of the Parcels of land of the SDG SMART CITY ESWATINI to Investors / Developers for a period of 50 years, renewable.
c) The existing and operational King Mswati III International Airport and the roads surrounding the area to be developed are adding a tremendous value to the land of the SDG SMART CITY ESWATINI. Therefore, the leasing price per M2 shall reflect the investments that have been done by the KINGDOM OF ESWATINI.
d) The KINGDOM OF ESWATINI shall use part of the Income generated by the lease of Parcels of land to Fund the Development of the GOVERNMENT DISTRICT, the UTILITIES DISTRICT and the roads, and green areas located inside the SDG SMART CITY ESWATINI.
e) The Government of the SDG SMART CITY ESWATINI will generate its income from the sale of the SDG Education Program, Citizenships, Incorporation of Businesses, Acquisition of Licenses to Operate and the sale of Utilities, such as hydrogen fuel, water, electricity, internet services, etc.
f) The SDG SMART CITY ESWATINI shall be exempt from Income taxes and Corporate Taxes, under a Special Economic Zone Act, in order to attract a Multitude of Foreign Investors and Citizens.
t) KINGDOM OF ESWATINI - BASIC ESTIMATED INCOME
The existing and operational King Mswati III International Airport, the roads surrounding the area to be developed and the Extraterrestrial Embassy Project, are adding a tremendous value to the land of the SDG SMART CITY ESWATINI. Therefore, the leasing price per M2 shall reflect the investments that have been done by the KINGDOM OF ESWATINI.
u) SDG SMART CITY ESWATINI - BASIC ESTIMATED INCOME
The main income of the Government of the SDG SMART CITY ESWATINI will be generated by the sale of SDG Education Programs, Citizenships, incorporation of Companies, Licenses to Operate and the sale of Utilities. The 3,000,000 Tourists will spend US $2,400,000,000 per year in accommodation, food & beverage, etc. inside the SDG SMART CITY OF ESWATINI, which will ensure its Sustainability and Viability.
6- CONCLUSIONS
a) SFI UNIVERSAL PTE LTD is proposing to Fund, Design, Build, Operate and Maintain the SGD SMART CITY ESWATINI (“SSCE”) on a 7,000 Hectares land located around the King Mswati III International Airport, which will accommodate 500,000 Citizens and 3,000,000 Tourists per year, and will create 250,000 Permanent Jobs.
b) The KINGDOM OF ESWATINI shall remain the owner of the 7,000 Hectares land that will be used for the development of the SDG SMART CITY ESWATINI.
c) The KINGDOM OF ESWATINI will generate its income from the lease of the Parcels of land of the SDG SMART CITY ESWATINI to Investors / Developers for a period of 50 years, renewable.

f) The Government of the SDG SMART CITY ESWATINI will generate its income from the sale of the SDG Education Program, Citizenships, Incorporation of Businesses, Acquisition of Licenses to Operate and the sale of Utilities, such as hydrogen fuel, water, electricity, internet services, etc.
g) The SDG SMART CITY ESWATINI shall be exempt from Income taxes and Corporate Taxes, under a Special Economic Zone Act, in order to attract a Multitude of Foreign Investors and Citizens.
h) The lease of the Parcels of lands of the SDG SMART CITY ESWATINI, will generate approximately US $2,245,500,000 in income for the KINGDOM OF ESWATINU every 50 years.
i) The sale of SDG Education Programs, Citizenships, incorporation of Companies, Licenses to operate and Utilities will generate approximately US $950,000,000 in income for the Government of the SDG SMART CITY ESWATINI.
j) The 3,000,000 Tourists per year, from the Extraterrestrial Embassy Project, will generate US $2,400,000,000 that will be injected into the Economy of the SDG SMART CITY ESWATINI, ensuring its Sustainability and Viability.
